The Royal LePage InvestorsEdge Masterclass Series will deepen your expertise and equip you with the knowledge you need to expertly direct investor-focused clients looking for opportunities in the income property, short-term rental and new home/condominium pre-construction asset classes.
Playbook offers a comprehensive curriculum that immerses you in investor-focused sales. You’ll learn foundational concepts, advanced market analysis, strategic investment approaches, and the economic dynamics influencing property investment.
You will learn to effectively assess client needs, investment goals, and financial capabilities. The training provides guidance on how to do an Investor Client Intake and then create the associated Real Estate Action Plan, which outlines the strategic steps and objectives tailored to each client’s investment aspirations. You will also build the skills to procure opportunities and close more business with residential real estate investors.
Modules provide a dynamic learning environment and include interactive sessions, case studies, Q&A opportunities, and real-life scenario analysis, that will equip you with the knowledge and skills needed to turn theory into practical application and execution.

The last 3 modules focus on the specific residential real estate investment classes:
Income Properties:
This part of the Masterclass Series is dedicated to investment properties intended to generate rental income. Training includes identifying and evaluating potential income properties, understanding market dynamics, and financial analysis. You will learn the strategies for managing income properties; from legal considerations, adding units to existing properties, property management fundamentals and maximizing profitability for your clients.
Short-Term Rentals and Recreational Properties:
This module addresses the growing market of short-term rentals and recreational properties. You are trained in identifying short-term rental opportunities, understanding the unique market dynamics, and regulatory considerations as new restrictions have come into place in many markets. The course also covers the importance of providing guidance on the marketing and management of recreational properties, which can include vacation homes, cabins, and other non-primary residence investments.
Pre-construction:
This module delves into the specifics of pre-construction sales, an important asset class of real estate investment. You will gain insights into sourcing and analyzing pre-construction opportunities, understanding deal structures, and navigating the legal and regulatory environment. The training also covers the nuances of working with developers, understanding buyer incentives, and managing your client’s expectations during the pre-construction phase.
Agents who complete the Masterclass Series will:
- Be able to market themselves to investors using the RLP InvestorsEdge Masterclass logo;
- Appear in the Find a Realtor search results on RLPInvestorsca;
- Be able to participate in a closed RLP InvestorsEdge Facebook group where they can exchange ideas and generate potential referral business;
- Have access to rlpSPHERE™ investor-specific smart campaigns;
- Get access to quarterly webinars for market updates and additional learning; and
- Be equipped to grow a new, or augment an existing, niche market segment in their business.
The initial Masterclass Series will be accompanied by IE Live!, a set of six live sessions designed to answer questions Masterclass participants may have related to course content.

Set to launch on November 19th, Royal LePage’s innovative, new residential investment-focused website will appeal to investors looking for insights, information, and investor-suitable MLS® and pre-construction listings. The site will also include investment-specific tools including ROI, cash-on-cash, cap rate, where applicable, a first-year cash flow analysis, a rental estimator, and a 10-year Pro Forma statement.
All Royal LePage agents will be able to load their own pre-construction and/or assignment listings to the site, generating more exposure. They’ll also benefit from increased lead generation opportunities on their investor-suitable MLS® listings.
